
Little-Known First-Time Home Buyer Programs – Intro to Series
If you are still wondering, or thinking, or contemplating about buying your first home and think you need a lot of money to buy, then you check out these little-known first-time home buying programs.
I put together this series, with information about some of these programs at a federal, state, county levels and individual financial institutions. Working with so many first-time home buyers, I have seen them make the most of these programs, helping them get into their first home, without breaking their bank. Sometimes, they even have enough money left over to make their house a home, putting their own personal touches.
Keep in mind that not all may qualify for some or any of these programs, but if this intrigues you, then it would be worth your while to explore these programs further.
Here is a summary of what I have put together:
- Week 1: State and Federal Level Programs
You will learn what programs are available depending on the state you are buying in – New Jersey and Pennsylvania Grants are from $10,000 and more, depending on the program. On the federal level, I came across one that gives qualified buyers a significant discount on the home price.
- Week 2 – County Level Programs
Depending on what county you want to buy in from Mercer to Gloucester counties in South Jersey to Bucks and Philadelphia counties in Pennsylvania, you will learn what programs each county offers to first time home buyers
- Week 3 – Local Banks Programs
Did you know that some local banks offer unique programs for first time home buyers? And with some banks, if you are an existing customer they can offer you a first-time home buying programs, that help lower interest rates and closing fees.
Keep in mind, sometimes that with some of the programs, the funds allotted to them may run out before the end of the fiscal year. When that happens, potential buyers will have to wait for the new fiscal year for the programs to receive new funding. Not everyone qualifies for these programs, but it is worth your time to check them out to see if qualifying for any of them is a possibility.
I recently helped a buyer close on their first home using one of these programs and it helped them get into the home with much lower closing costs. They have moved in and are making some upgrades with the money they saved.
